Choose Your Term
Two ways to list — same service, different commitment
Some sellers want the shortest possible leash before committing. Others want the pricing that comes with a standard term. We built both in, rather than making you choose between a discount brokerage and a traditional one.
The 7-Day Test Drive
Full service, no long-term lock-in
A full listing agreement — but if it’s not working for you, you can cancel at no charge any time between day 7 and day 14 of active marketing. This is great for the Distressed Listing Path, as it gives you a chance to test the market before considering a cash offer, or fixing up and selling the property.
- Full marketing push starts immediately
- Free cancellation window, day 7–14
- No penalty, no hard sell to stay
The Standard Listing
Standard 90-day term
The exact same full-service marketing as the Test Drive, over a standard 90-day term. In exchange, the commission rate is reduced so that you can save money while selling your home. This is great for any of the MLS listing paths, once you already know you want to list the property and sell it on the market.
- Standard 90-day listing term
- Effective rate declines as price rises
- Same marketing, same daily updates
See The Numbers
How the Standard Listing fee compares to a traditional 3% listing
Move the slider to your home’s approximate value and see how our graduated fee stacks up against a flat 3% listing commission, side by side.
Figures reflect Brickhaven’s listing-side fee only. Buyer’s agent compensation, where applicable, is separate and negotiated independently on each transaction. This calculator is for illustration — your actual net proceeds depend on your specific sale price, closing costs, and deal terms, which we’ll walk through with you directly.
How It’s Calculated
The Standard Listing fee schedule
The 7-Day Test Drive uses a flat 3% (minimum $3,000) instead of this table — this graduated schedule applies once a listing moves to the standard 90-day term.
| Gross sale price | Brickhaven’s fee |
|---|---|
| Up to $100,000 | $3,000 |
| $100,000.01 – $200,000 | $3,000, plus 2.00% of the amount over $100,000 |
| $200,000.01 – $300,000 | $5,000, plus 1.75% of the amount over $200,000 |
| Over $300,000 | $6,750, plus 1.25% of the amount over $300,000 |
$3,000 is the floor on every path where we earn a fee — it’s the minimum that keeps a listing worth doing on our end, regardless of price.
